Why property inspections matter

Routine inspections protect your investment. Inspections are not about catching tenants out. They are a practical way to prevent bigger problems, maintain the property’s value, and keep clear records if anything turns into a dispute later.

How often inspections can be done

New Zealand law allows regular inspections as long as written notice is given and they are not so frequent that they become harassment. Most insurers also require a set number of inspections per year. A common schedule is an initial inspection a few weeks into the tenancy, followed by routine inspections at set intervals. Extra inspections can occur if major issues come up, such as storm damage or significant repairs.

What gets checked during an inspection

A proper inspection covers the entire exterior, grounds, and interior. Outside, this includes the roof, gutters, cladding, fences, decks, and general presentation. On the grounds, lawns, gardens, drainage, and outbuildings are checked. Inside, we look at walls, ceilings, flooring, doors, windows, and overall cleanliness. Kitchens and bathrooms are checked for leaks, mould, and ventilation issues. We also confirm smoke alarms are working and look for any compliance issues such as unapproved pets, extra occupants, or damage beyond fair wear and tear.

Before the inspection

Tenants receive written notice with the date and time. We explain what will be checked and how long the inspection will take. This gives tenants an opportunity to raise maintenance issues ahead of time. A clear, simple process reduces frustration and makes the inspection faster and more efficient.

What happens on inspection day

We arrive at the agreed time and walk through the property in a systematic order. Photos are taken where appropriate as a record for both landlord and tenant. Notes are made on condition, maintenance needs, and any concerns. If the tenant is home, the conversation is brief and focused on practical matters. We inspect the property, not the tenant’s personal life.

After the inspection

You receive a written inspection report that outlines the condition of the property, includes photos, and lists any issues found. Maintenance is identified as either urgent or routine. If there is damage or a breach of the tenancy agreement, the report explains the issue and what steps are needed next. You get a clear summary of the property’s state and a list of recommended actions. Quotes for repairs can be arranged if needed.
