Tips for a Strong Rental Application...
We want tenants! And this information is intended to help you, to help us process your application as fast as possible.
Complete the Application Fully - All adult applicants must complete their own application
Fill in all sections of the TPS application. Incomplete or vague applications are often declined without further contact.
Upload Photo ID
Provide a clear copy of your driver’s licence or passport and complete your application details with all the information on your Drivers
licence the exact same, including capital letters. Driver’s licence is preferred. 18+ cards are accepted but less ideal.
Proof of Income (for stage 2 applications)
Include recent payslips, benefit confirmations, or other verifiable income documents.
Rental History
List your current and previous rentals.
If you rented through a real estate agent, write the agency name first, followed by the agent’s name. Example:
Barfoot & Thompson: Jane Smith
If you were boarding (e.g. renting a room in someone else’s home), clearly state this. Misrepresenting a
boarding situation as a tenancy can delay or disqualify your application.
References
Provide at least two current rental references. If you have been in the current property for over 2 years having previous
references gives added strength to your application but with 2 years of rental history we can still qualify you as a tenant. If you are a
first time renter Make this known, you may need a guarantor who owns a home (they will need to make an application along side yours with
(guarantor) next to their name, we do not need to know all of their details, Just their address, and Identification).
Double-check their phone numbers are correct.
Call your referees ahead of time to let them know someone may be in touch.
Be Honest
We check who owns the properties listed in your rental history, so don’t fabricate landlords or tenancies. Being upfront
about previous issues is far better than being caught lying.
Credit History
We run a credit check as part of the TPS application. Your credit score will not rule you out as a tenant so if it is less than perfect
don’t be alarmed, just be upfront.

Pet Information
If you have pets, be upfront about them.
Include the type, breed, size, and age.
Attach a photo of your pet — it helps!
Bonus if you can include a vet letter confirming your pet’s details and care history.
Availability
Keep your phone on and check your emails.
Delayed replies often mean missing out on the property
